Mortgage questions
What is the minimum down payment in Dubai?
Residents need at least 20% for properties up to AED 5M (30% above), UAE nationals 15%, and non-residents typically 40%. Off-plan usually requires 50%.
How much are the upfront costs?
Budget around 7% of the price: 4% DLD transfer fee, 2% agency fee, mortgage registration (0.25% of the loan), valuation (~AED 3,000) and trustee fees.
Fixed or variable — which should I choose?
Fixed rates (1–5 years) give certainty; variable rates track EIBOR and can be cheaper when rates fall. Our advisors model both for your situation.
Can non-residents get a mortgage?
Yes — several banks lend to non-residents at up to 60% LTV, with proof of income and a clean credit history in your home country.
Do you charge for mortgage advice?
No. Remart’s mortgage service is free to clients; we’re compensated by the partner banks.
